Job overview

The Capital, Estates and Facilities Directorate are looking to appoint a self-motivated individual to join the Capital Planning and Development Department as Minor Works Manager. 

You will be managing a team, delivering and procuring Minor Works projects which will include alterations and refurbishments across the Cambridge University Hospitals Estate in a manner that meets business needs and client objectives and improves the healthcare experience for our patients, staff and visitors. You will work with stakeholders both internal and external to the organisation and will ensure the successful delivery of each individual Minor Works project and programme of works, paying particular attention to the coordination of works with healthcare, research and commercial commitments.

With exceptional leadership and communication skills, you will be required to gain the confidence of stakeholders both inside and outside of the organisation. If you enjoy working in a friendly fast paced office environment making a difference to patient care and have previous experience of working in the building related industry along with experience of managing and supporting a team then we would welcome an application from you.

Main duties of the job

To take lead responsibility and accountability for the delivery of minor works projects within the Estates and Facilities Directorate.

To ensure all minor works project are delivered in a professional manner in accordance with agreed programmes and within budget.

To undertake the coordination of minor works projects within the existing facilities.

Qualifications

Essential criteria
  • Honours degree level or equivalent in building, engineering or related speciality works (e.g. building services design and installation, building surveying, quantity surveying, construction management)
  • MRICS status in building or quantity surveying or evidence of specific job related CPD in specialised construction
  • Post graduate certificate in management
Desirable criteria
  • Record of continuous development over a broad range of issues such as legislation, health and safety, management policies, sustainability, contract / project management
  • Technical Mechanical design qualification
  • Post Graduate Diploma in Management or equivalent

Experience

Essential criteria
  • Substantial post qualification experience of working in a building related industry, including working in a supervisory position
  • Significant experience of NHS capital and construction project management in a large complex acute hospital / organisation
  • Management of external teams and contractors
  • Successfully managing a number of both in-house and out-sourced functions within an Estates or Facilities function
  • Significant experience of managing projects through full project lifecycle
  • Significant experience of feasibility studies and appraisal of investment
  • Working as part of a multidisciplinary team, involving Clinicians
  • Experience of chairing clinical stakeholder meeting to aid design development and execution
  • Track record of ability to deliver projects against targets and within set timescales
  • Budgetary and financial management experience
  • Experience of managing and supporting a team of professional staff
Desirable criteria
  • Experience of developing and implementing management plans for compliance with statutory instruments and specific industry standards

Knowledge

Essential criteria
  • Detailed knowledge of Health and Safety and CDM legislation and requirements
  • Detailed knowledge of current Department of Health guidance and all other applicable standards
  • Detailed knowledge of other relevant current legislation / guidance and associated statutory requirements
  • Knowledge and experience of specifying and appointing specialist advisors
  • Detailed knowledge of on-site construction methods and procedures
  • An understanding of the capital planning, tendering and commissioning process as laid down in the NHS
Desirable criteria
  • Knowledge of NHS / DoH / CQC standards and requirements
  • Knowledge of managing an aged estate

  • Good leadership skills
  • High level of computer literacy required: Word, Excel, Office, Fast / AutoCAD, MS Project
  • Capable of working and leading in a demand driven service
  • Able to promote and cultivate a customer focused service delivery
