Facilities Maintenance Officer - SE Sector

London Ambulance Service covers an area of 620 sq. miles, serves one of the world’s most dynamic and diverse cities and is the busiest ambulance service in the UK. We handle over 1.9 million emergency calls from across the capital and attend more than 1.2 million incidents every single year as well as delivering a 24 hour NHS 111 Integrated Urgent Care Service in South East and North East London that we estimate will respond to around 1.4million urgent care calls by the end of the year.

 

We employ over 9,000 people who work or volunteer across London to respond to the health needs of over eight million people who live, work and travel in the capital. We work closely with our NHS partners and are commissioned by 32 clinical commissioning groups spread across 5 sustainability and transformation partnerships (STPs) and NHS England for our specialist services. We work alongside London’s hospital, mental health and specialist trusts, as well as the five STPs across Greater London.

 

In addition we work in partnership with the other emergency services, London’s Air Ambulance and London’s Resilience Forums to make sure we are ready and prepared to respond to major incidents and ensure we keep Londoners safe. As the only pan-London NHS provider we have a unique opportunity to play a leading role in integrating access to emergency and urgent care right across London.

 

Job overview

·       Hold responsible for the delivery of delegated projects in the estate and facilities investment programme, including design, obtaining tenders, liaison with consultants and statutory bodies, agreeing standards and ensuring they are meet acceptance standards.  

·    Line manage all cleaning staff under your direction to include recruitment, training monitoring of work activity, authorising of hours worked and dealing with any performance issues.

 

·     Ensures compliance with relevant legislation, regulations, codes of practice, technical guidance; develops policies in waste disposal, pest control, landscape maintenance, premises cleaning and ensures their implementation by regularly undertake site inspections to complete quality assessments of all matters relating to facilities and maintenance, raising and resolving issues with suppliers.

·       Hold regular meetings with Local Group Managers to ensure all items relating to facilities & maintenance are identified and resolved within agreed timeframes.

 

·       Capture and record building data to ensure we hold all relevant information relating to building components and building safety.

Main duties of the job

Be accountable to the Senior Facilities & Maintenance Officer for:

  •  Exchange specialist information with specialists, non-specialists; negotiates with contractors, suppliers, statutory agencies, utility companies.
  •  Able to make judgements across specialist estates and facilities issues taking into account legislation, H&S, conflicting demands with the ability to resolve complex faults.
  •  Undertake and record monthly audits relating to all facilities and maintenance performance, this includes reviewing contractor invoices are in line with contract arrangement
  •  Line manage cleaners under your control to ensure the standard and frequency is maintained at all times.
  •  Collect data in respect of buildings assets and condition.
  •  Working closely with all colleagues to ensure team objectives are achieved.
  •  Deliver small projects in relation to improving our sites.

Qualifications, Accreditations, Education

Essential criteria
  • Hold specialist works and building or facilities knowledge including legislation to degree level or equivalent, post graduate knowledge through training, experience
  • Proven planning and organisational skills
  • Ability to deliver deadlines through effective time management skills; including ability to prioritise work and manage distractions and conflicting demands

Experience

Essential criteria
  • Proven experience on how to plan, organise complex activities, requiring formulation, adjustment within a building and facilities field
  • Able to contributes to review and development of estates projects related policies
  • Working in dusty and unpleasant conditions

Knowledge and Skills

Essential criteria
  • Demonstrable experience at managing employees within estates facilities and maintenance operations function
  • Knowledge/understanding of statutory and local requirements relevant to estates & facilities management operations
  • Able to prepares technical drawings using CAD, use of drawing measurement, surveying tools and equipment
  • Able to work at height using surveying equipment
