The Estates Department operate and maintain, energy and environmental resources, controls, electrical and mechanical services providing power, lighting, heating, air conditioning to wards, outpatients and operating theatres. Estates directly impacts on patient welfare, frontline clinical care, infection prevention and control and energy efficiency and sustainability across the Estates Trust.
We have an exciting opportunity for a committed highly self-motivated individual, the Royal Marsden is looking for a Building Services Technician (Electrical Bias)) to join the Estates Team in Sutton. This is a highly valuable broad ranging role, which will expose the Building Services Technician (Electrical Bias) to the whole range of Estates services including mechanical, electrical, building & energy control systems and project management. The candidate must be highly proactive in developing their technical knowledge in all aspects of training and work undertaken, engage in active discussions about skills, techniques, methods and approach to tasks in order to develop as a skilled professional. Detailed job description and main responsibilities

Post holder will undertake reactive and first response to make safe, fault diagnosis, investigation and reporting to Supervisor and/or calling in specialists as necessary for building services equipment. Also undertaking:
- To act as a Competent person or Authorised Person Electrical/Mechanical under HTM 06-02 and HTM 03-01, HTM04 and HTM02
- Any statutory inspections and testing of relevant equipment in compliance with current regulations and HTMs or HBNs
- To ensure trade staff are completing tasks to the required standard and within the required times
- PPM checks on building service equipment
- Updating CAFM system
- Asset management surveys
- PAT testing
- Replacing AHU filters
- AHU checks and maintenance
- Investigating and fault finding as a result of complaints about environmental conditions interrogating the BEMS, AHU and air conditioning systems
- Water systems quality checks and tests
- Reviewing completed projects and developing comprehensive PPM schedules including liaising with manufacturers and specialists
- Health and Safety, PPE checks
- Managing materials, spares and equipment stocks to maintain service continuity
- Managing calibration equipment
- Other Mechanical and Electrical Plant and Services, as directed by the Supervisor
- Supporting infrastructure shutdowns and isolations such as electrical, steam, hot and cold water, controls, etc
Person specification
Education/Qualifications
Essential criteria
- A good standard of education with manual dexterity. A trade apprenticeship with full craft qualification to City and Guilds / NVQ Level 3.
- To be working towards EngTech registration with one of the main engineering institutions such as CIBSE or The IET 3Certified to BS7671 17th Edition or Mechanical equivalent
- City & Guilds 2391 Inspection and Testing or approved equivalent
Desirable criteria
- Service training certificates
- Able to operate and understand data on BMS systems
Experience
Essential criteria
- Experience in working in a service led maintenance environment working on a large variety of engineering services Ability to apply Health and Safety regulations to maintenance tasks
Skills Abilities/knowledge
Essential criteria
- Written and verbal communication skills.
- Excellent interpersonal and customer liaison skills and be able to work with the broad range of administrative, management and medical staff in a fully operational specialist care hospital.
- Taking ownership of tasks and specific projects and deliver to targets.
- Work in a team with another tradesman and the Supervisor
- Knowledgeable and competent with Engineering services in complex buildings.
- Knowledge of Inspection & Testing on building services
- Understand mechanical and electrical installation drawings and wiring diagrams, manufacturers literature and handover documents
Desirable criteria
- Knowledge of HTMs and HBNs
- Experience of working in a Quality Management framework /environment and with CAFM systems
- Self-starter able to work with the minimum of supervision.

Essential criteria
- able to prioritise and cope under pressure. Versatile and flexible in approach to work.
- Ability to complete manual handling tasks in line with Trust policy and training
- To be prepared to work at heights, adverse conditions i.e. Heat, dirt, and cramped conditions
- To be prepared to work and be sympathetic to the conditions required when working in patient proximities i.e. working in operating theatres, wards and mortuaries
- Work to support the Estates Dept by taking ownership and an open-minded approach and able to develop and maintain relationship within the team which includes mechanical, electrical, carpenters, labourers, etc
Health & Safety
Essential criteria
- Work within departments The ability to understand and apply H&S legalisation for work place tasks.
Desirable criteria
- A Recognised Health and safety qualification, such as IOSH or NEBOSH
