Job overview

To participate in the provision of an Estates service primarily undertaking electrical day-to-day repairs, planned maintenance, installation and minor improvements. 

 

It will be anticipated that some mechanical duties will be undertaken as training and experience is gained. 

 

 

Participation in the Trusts Estates tradesman on-call Rota to cover either site is also required.

Detailed job description and main responsibilities

Maintenance craftsperson’s will be employed on work appropriate to their core specialty. However, they will be progressively trained to acquire elements of each others skills with the intention of achieving a competent and flexible work force. 

 

  1. Carry out electrical planned preventative maintenance work in accordance with Estates schedules and accepted good working practices in order to ensure safe and reliable engineering services. 

 

  1. Where necessary, carry out fault diagnosis and repairs to the hospitals fixed electrical installations and portable equipment so as to maintain a safe and reliable service. 

 

  1. To carry out electrical portable appliance testing in compliance with the Electricity at Work Act 1989 and the Estates Department schedule of inspection. 

 

  1. Participate fully in all relevant estates procedures and ensure completion of all necessary documentation in accordance with Estates Department policies. 

 

  1. Where instructed install and test new electrical installations in accordance with the current electrical regulations and hospital standards 

 

  1. When required advise others on the correct operation of equipment to which you are conversant. 

 

  1. To record work information as required for operation of the CAFM management system. 

 

  1. Wear the appropriate protective clothing and footwear, uniforms, safety wear and equipment as deemed appropriate to the job and as required by the Black Country Healthcare Trust, Estates Department.  

 

  1. Where necessary induct and instruct other staff on duties in support of your own. 

 

  1. When required give assistance and support to other trade disciplines within the Estates Department to ensure an efficient estates service is provided. 

 

  1. To become fully conversant with the function of all mechanical and electrical systems within the remit of the Estates Department. 

 

  1. When required provide assistance to the mechanical and building trades staff. 
     

  1. When required participate in the gritting and snow/ice clearance of the Hospital roads and pavements. 

 

  1. Be able to read, understand and work from engineering and architectural drawings. 

 

  1. To carry out all duties in a safe manner, having regard for the safety of others. 

 

  1. To undergo all necessary update and health & safety training  

 

  1. To carry out routine testing of essential systems and equipment e.g. fire alarm, nurse call systems, steam raising boiler plant, hospital generators, etc., recording results in accordance with Estates Department policy and procedures. 

 

  1. Become conversant with the hospitals Building Management System to an extent that alarms can be interpreted, actioned and reset. 

 

  1. Participation in response/emergency teams for fire, major incident and any other requiring an Estates Department input.  

 

  1. When required drive the Trust vehicles. 

 

  1. To assist in the upkeep of a small electrical material store. 

 

  1. To be responsible for the upkeep, tidiness and maintaining of a safe working environment in the electrical workshop and engineering plant rooms.   

 

  1. Where necessary undertake training and operate any computerized systems that are used within the Estates Department. 

 

  1. To liaise closely with all modern matrons, ward sisters and heads of departments with regards to electrical maintenance and other relevant estates matters. 

 

  1. When required oversee electrical contractors working on site (This may involve organizing the isolation of electrical circuits for work to be carried out, to include the issuing of relevant permits etc.) 

 

  1. To assist in maintaining the documentation associated with the Hospital’s electrical systems. 

 

  1. The execution of any other duties as relevant to the Estates services, which may be allocated by management. 

 

  1. Be prepared to be available, within reason, to work at short notice, out of normal hours, in emergency situations. 

 

  1. Carry out emergency lift procedures, as and when required.

Any Special Requirements 

 

  • Participation in an estates on-call rota, dealing with a wide range of estates related problems not necessarily within your trade. 

 

  • Overtime may be required in order to maintain essential equipment/services. 

 

  • Flexible working hours may be periodically required in order to maintain essential services. 

 

  • Flexibility to work across other sites within the Trust on a short 

Term basis to assist with the efficient running of the Estates Department. 

  

Standard Clauses: 

 

The purpose of this post should remain constant, but the duties and responsibilities may vary over time within the overall role and level of the post. The post holder may from time to time be asked to undertake other reasonable duties. Any such changes will be made in discussion with the post holder in the light of service needs. 

 

Competence 

 

The post holder is responsible for limiting his/her actions to those which s/he feels competent to undertake. If the post holder has any doubts as to his or her competence during the course of his/her duties then s/he should immediately speak to their line manager or supervisor. 

Person specification

Education/Qualifications

Essential criteria
  • Basic education to GCSE/’O’ Level in Maths and English or post secondary Education in a relevant field.
  • City & Guilds of London Institute Craft Certificate in Electrical Installation Engineering or an equivalent qualification such as NVQ Level 3 in Electrical Installation Engineering with AM2, or BTEC in Building Services Engineering.
Desirable criteria
  • IPAF, PASMA, Abrasive wheels, Asbestos awareness etc
  • Relevant HTM CP appointment
  • City & Guilds 2391 Test & Inspection Certificate

Experience & Knowledge

Essential criteria
  • Completion of a registered apprenticeship or structured training program in the relevant post bias for a minimum of 3 years.
  • At least 3 years post training, site experience having demonstrated high versatility and flexibility. Time served craftsman
  • Experience of and ability to demonstrate sufficent knowledge and experience of a multi-skilled engineer. Basic plumbing, operation of plant equipment, machinery and wood work/joinery skills.
  • Ability to read and interpret complex technical drawings and schematics.
  • Knowledge of Health & Safety Legislation, safe systems of work (Permits) and relevant HTM’s.
Desirable criteria
  • Previous experience of working in an Hospital, Healthcare or Public Sector environment.
  • Using a CAFM systems to receive and update work order.
  • Computer literate and able to use all forms of Microsoft applications and handheld devices.

Skills/Personal qualities

Essential criteria
  • Provide and receive routine and complex information and be able to communicate issues to others, both verbal and via Problem solving of technical issues, including fault diagnosis and solution finding. Ability to carry out point of work and task lite risk assessment(s) according to training and experience prior to commencing work and continue to risk assess whilst work is undertaken.
  • Highly developed physical skills; able to demonstrate the effective and safe use of a range of trade associated tools and equipment including fine tools/ materials to repair delicate equipment.
  • Self motivated. Ability to plan and organise own work load and able to prioritise. The ability to work autonomously and as a team player as appropriate, demonstrating an understanding of relationship between own work and that of other craftsmen. Able to work within a high pressure and emotive environment and to tight deadlines.
